# ClearBuild: South Florida Franchise Opening System > ClearBuild is a franchise and retail opening research platform for South Florida (Miami-Dade, Broward and Palm Beach counties), built and maintained by Rohane Davidson. It provides public planning tools with source and date context. Last reviewed Oct 22, 2026. ## What ClearBuild Does ClearBuild helps franchisees, franchisors and franchise brokers research a brand, a location, the deal, permits and the build for a South Florida opening. Most tools are free and need no account. Every public number shows its source and the date it was last checked. ## Names used on the site - **Zone Report**: the six-step guided path. It starts at /brand-fit and ends with the Site Support Package. - **Growth Map**: step 2 of the Zone Report, at /site-intelligence. It ranks 12 tri-county zones for one brand. - **Original Growth Map**: an older, separate tool at /growth-map that profiles 16 South Florida zones. It is linked from /explore. ### Current tools - **Growth Map** (https://www.clearbuild.site/site-intelligence): enter a franchise brand and ClearBuild scores 12 tri-county zones, then returns a ranked zone report with timing signals, construction cost ranges and permit timelines. Outside the tri-county area it shows directional preview data only, labeled as such. - **Brand Fit Scorecard** (/brand-fit): scores a South Florida address against a brand's own format, trade-area and customer criteria, with point-by-point reasons. - **Site Support Package** (/site-support-package): a printable, source-cited document for lenders: applicant and loan information, proposed site, market conditions, trade-area zone scores, regulatory context and competitive context. It is not a formal trade-area study, and it does not produce revenue projections, DSCR or appraisals; those remain with the brand's FDD and the lender. - **Permit Check** (/permit-check): Florida Building Code edition checker, the 60-business-day permit clock (Fla. Stat. §553.792) and the cost of waiting. - **Fund your build** (/funding): SBA lenders matched to the project type, from public SBA loan data, with sources and check dates. ClearBuild is not a lender and lenders do not pay to be listed. - **South Florida Franchise Opening Index** (/opening-index): quarterly, answer-first and sourced. - **Site Brief** (/site-brief): a one-page, sourced summary to share with a client or partner. - **Your brand's FDD** (/fdd): FDD summaries for the brand a person is evaluating, one brand at a time (one brand without an account; a few brands per 30 days with a free account; franchisors see only their own brand). ClearBuild has no public library or side-by-side comparison of brands. Summaries are compiled from public sources and are not a substitute for a brand's current FDD. Where a record needs checking, visitors are asked to verify it by uploading the FDD. - **Listings** (/listings): commercial spaces posted by participating realtors, and a curated set with sources and check dates. Each realtor-posted space has its own page (/listings/ followed by its id) and each Curated space has one too (/listings/curated/ followed by its id), with photos, facts, the listing agent and a note on who represents whom. Franchisee, franchisor and broker accounts can save spaces; a space the realtor no longer lists as available cannot be saved. - **Realtors** (/realtors): up to five approved commercial realtors, each with a public profile page (/realtors/ followed by the profile name) showing counties covered, the Florida license number with a DBPR link, and their listings. A profile says "License checked" only when ClearBuild has looked the license up on DBPR. - **Contractors** (/contractors): contractors who complete ClearBuild's standard profile, listed side by side with license and insurance verification status. - **Tools index** (/tools): every tool grouped by the question it answers. ### Original interactive tools (/explore) - The original Growth Map (/growth-map) profiles 16 South Florida zones (including Sunrise), scored by entry timing, household income and franchise category fit. Zone-level build cost ranges still cite the earlier Colliers Q2 2026 rent comps and ClearBuild's own project cost research. - Demographics: U.S. Census Bureau ACS 5-year estimates. Brand Fit uses ACS 2020–2024 at the site's census tract. Zone cards in the Growth Map use ACS 2022 5-year figures. Each card states its vintage. - Permit rule: Fla. Stat. §553.792.
