Sample Decision Package
What a finished Site Support Package looks like — built for a fictional brand, so every figure below is illustrative. A real package is built from your brand, your zones, and your lenders, with every figure sourced and dated.
SAMPLE — fictional brand, illustrative figures only. This cover is illustrative.
1. Cover
Brand: Sunshine Bowls — a fictional fast-casual bowls concept.
Site: Kendall, South Florida (first-ranked sample zone).
Date: October 26, 2026.
What this is: a sample of the document a franchisee takes to a lender or landlord. Nothing in it describes a real brand, a real site, or a real deal.
SAMPLE — fictional brand, illustrative figures only. Sample figures only — not from a real FDD.
2. Brand costs from the FDD
Buildout cost (sample, illustrative): $285,000–$340,000.
In a real package, franchise fees, royalties, and the full investment range come from the brand's FDD (Items 7 and 19). Because Sunshine Bowls is fictional, no fee or royalty figure is shown here — inventing one would make the sample look like a real disclosure.
SAMPLE — fictional brand, illustrative figures only. Sample scores only — illustrative, not a real ranking.
3. Zone ranking and fit score
- Kendall — fit score 86 (sample, illustrative)
- Doral — fit score 82 (sample, illustrative)
- Wellington — fit score 78 (sample, illustrative)
A real ranking scores your brand's criteria against every South Florida zone and shows why each zone ranks where it does. Compare zones side by side on the Compare sites page.
SAMPLE — fictional brand, illustrative figures only. Sample only — lender matching depends on your project.
4. Funding
Lenders matched on the Fund your build page, for a first store or a next store, depending on the project.
DSCR note (SBA SOP 50 10 8.1, effective October 1, 2026):
- Initial acquisitions: minimum 1.25x DSCR under SBA SOP 50 10 8.1 (effective October 1, 2026).
- Expansions by existing franchisees: 1.15x remains the floor.
- Projections no longer count toward DSCR outside narrow exceptions.
SAMPLE — fictional brand, illustrative figures only. The 42-day figure is illustrative; the clock and code edition are real rules.
5. Permits
Permit clock: for a nonresidential building under 25,000 SF, the local government must approve or deny within 60 business days of a complete and sufficient application (Fla. Stat. §553.792).
Applicable code edition: the 9th Edition (2026) Florida Building Code takes effect statewide on December 31, 2026.
Sample median permit time (illustrative): 42 business days.
SAMPLE — fictional brand, illustrative figures only. Sample estimate only.
6. Build estimate
Buildout estimate (sample, illustrative): $285,000–$340,000.
Construction input prices rose 11.2% year over year in September 2026 (ABC analysis of BLS Producer Price Index data, published October 15, 2026), so a real estimate is dated to the month it was built. See the permit and pricing notes for the current figures.
