Key takeaways

  • A clear delivery condition avoids different parties pricing different buildings.
  • Describe known systems and limitations with evidence instead of broad labels such as turnkey.
  • Coordinate tenant criteria and likely approvals before setting a construction schedule.

Define what the tenant is actually receiving

State the boundary between landlord work and tenant work: shell enclosure, storefront, slab, roof, utility stubs and capacities, HVAC, fire protection, restrooms, service access, signage, parking and site work. Existing conditions should be documented, and unverified capacities should be labelled accordingly.

Avoid using words like 'vanilla box,' 'restaurant-ready' or 'turnkey' as if they define a universally accepted scope. Attach a written exhibit, a plan revision and a list of exclusions.

Coordinate the handoff with the brand

  • Request the current site criteria early and identify requirements that affect the shell.
  • Confirm which equipment or operations may change utility, exhaust, grease, loading, parking or access needs.
  • Set a process for plan review, tenant design, landlord approval and construction coordination.
  • Record allowance amount, eligible costs, reimbursement rules, documentation and timing separately from physical delivery.

Keep the site claims defensible

Trade-area data can help operators investigate a market, but it cannot establish that a specific tenant will succeed. Accessibility standards and food-service review may apply depending on project scope and location. Share records you have, identify what remains unknown, and let the tenant's professional team and authorities verify suitability.
