Opening a boutique fitness franchise in South Florida
Boutique fitness studios need ceiling height, floor strength, plumbing and parking that suit classes, so check the building before the rent.
What a boutique fitness concept needs from a space
- Ceiling height and clear floor space for the classes and equipment the brand requires.
- Floor strength for weights and equipment, and the subfloor underneath.
- Sound and vibration: who is above and beside the space, and what the lease allows.
- Restrooms, showers and changing areas, and whether plumbing and hot water can support them.
- Parking at class peaks, when many members arrive and leave at the same time.
- Ventilation and air conditioning that can handle a room full of people exercising.
A planning checklist, not a rule. Your brand's FDD and site criteria come first.
Questions to ask the landlord or listing agent
- What noise and vibration limits does the lease set, and what hours are allowed?
- What floor load can the slab or deck carry?
- Is there enough water and drainage capacity for showers?
- Does the center have exclusives that affect a fitness use?

Permits and code
For a nonresidential building under 25,000 SF, the local government must approve or deny within 60 business days of a complete and sufficient application. If it misses the deadline, the permit fee is reduced 10% for each business day late. The 9th Edition (2026) Florida Building Code takes effect on Dec 31, 2026, so ask your building department which edition applies to your application.
