Opening a retail franchise in South Florida
Retail concepts depend on frontage, parking and the neighbors, so compare every space on the same few points.
What a retail concept needs from a space
- Frontage and visibility from the road and from the center's main walkways.
- Parking close to the entrance, and how full it gets at your busiest hours.
- The center's other tenants: which anchors and neighbors draw the customers you want.
- Delivery and back-of-house access for stock.
- Signage rights on the building and on any shared sign.
- The brand's size range and layout, compared with the space's depth and width.
A planning checklist, not a rule. Your brand's FDD and site criteria come first.
Questions to ask the landlord or listing agent
- Does the center have exclusives that limit or protect your products?
- Is there a co-tenancy clause, and which tenants does it name?
- What are the CAM, tax and insurance estimates per square foot?
- What condition will the space be delivered in, and is there a tenant improvement allowance?

Permits and code
For a nonresidential building under 25,000 SF, the local government must approve or deny within 60 business days of a complete and sufficient application. If it misses the deadline, the permit fee is reduced 10% for each business day late. The 9th Edition (2026) Florida Building Code takes effect on Dec 31, 2026, so ask your building department which edition applies to your application.
